3 St James’s Square was acquired in May 2012 on behalf of WELPUT for £66.4 million.
Grafton Advisors secured vacant possession of the building in June 2014 and undertook a comprehensive £8.4 million refurbishment to provide prime grade A office accommodation with small floor plates to suit the local office market. The works completed in 2015 and following a successful letting campaign, the building was let at an average rent of £107.00psf with rents of up to £160.00psf achieved on the best suites overlooking the Square.
The building was sold in 2017 for £135 million to a consortium of Asian investors.
