5-7 Carlton Gardens was acquired by Benchmark in 1997. The team subsequently obtained planning permission for a landmark mixed-use development featuring six high specification penthouses and 98,000 sq ft of Grade A offices over six floors.
The James Stirling designed development, later named Stirling Square, was completed in 1999 following the completion of a development agreement and headlease regear with the Crown Estate. It was successfully let to blue chip tenants KKR, BAE Systems, Citi and TPG and then later became a seed asset for WELPUT.
Grafton Advisors has subsequently carried out rent reviews and a surrender, refurbishment and reletting of one floor to increase the average lease length and rental income from the building.
