Twenty St James's Street was acquired in 2015 on behalf of WELPUT. At purchase, the building had short term income and vacant possession was achievable shortly thereafter.

Grafton Advisors, as development manager, appointed a project team to work up design proposals for a high-class office scheme capable of being highly-divisible and flexible to suit the local market. This required significant redevelopment of the building behind the façade, including removal of the two existing cores, extensive excavation and piling and the introduction of new services to the building.

Grafton negotiated consent from the freeholder, The Crown Estate, to undertake the works whilst also securing planning consent from Westminster Council, which was later enhanced by further planning applications.

Following a strip out of the building and extensive works, practical completion was achieved in Q2 2018.
